Modern, comfortable, and fun. These are just a few words one might use to describe Empire’s new model home at Parmer Ranch located in the picturesque Texas Hill Country in Georgetown, Texas.
Spanning 2,963 sq.ft., this 2-story, 4-bedroom and 3.5-bathroom home designed by Kendall Schmitt of Nancy Rae Interiors combines warmth and functionality through clean lines and modern finishes, catering to everyone from young families to seasoned homeowners.
The vision for this home was to create a design that caters to the needs of the Parmer Ranch resident. Kendall says keeping the lines soft and using a blue color palette creates a sense of “peacefulness, tranquility, security, and order” upon entering.
At the onset of the design process, fabrics and materials were carefully selected to embody the home’s modern and comfortable feel. Unique features such as a breakfast room, notably Kendall’s favorite part of the floor plan, create ideal spaces for families to gather and entertain for years to come.
The Kitchen
The kitchen is the heart of the home, and this one does not disappoint. Its open-concept layout allows for an easy transition between the breakfast room, dining room and living room. The kitchen also features optimal storage for the avid chef and impressive views just past the living area.

The Living Room
With ample space to relax and entertain, the living room is the ideal place to make memories. Its symmetrical design was an intentional choice, with the fireplace adding a feeling of warmth to the room. The blue color palette and soft fabrics used create a sense of calm and tranquility.
The Dining Room
The sizable and inviting dining room is an ideal space for any meal. It includes easy access to the outdoor space to tend to the grill and let entertaining spill into the backyard. “You can easily prepare food in the kitchen, walk it past your guests in the dining room, and then complete an amazing meal in an outdoor kitchen of sorts,” explains Kendall. “The outdoor area can also be used for various purposes including a play area for children or pets, a garden, a fire pit and more.”
The Primary Bedroom
The primary bedroom is a true retreat, where comfort meets luxury. The mix of fabrics and blue hues create visual interest and an immediate feeling of relaxation. Large enough for a dedicated seating area, here is where you can unwind at the end of a long day.
The Study
With hybrid work environments in full effect, the option of having the study closed or open to the entry is great for those who work from home. The large windows allow natural light to pour into the room while optimal storage keeps the space organized.
The Retreat
This room can be anything you want it to be. As explained by Kendall, “while we styled this space as a study area, homeowners can use this room as a flex space in many different ways. It’s great to have a gathering area like this that works as a passthrough for your three guest suites.” The design options in this space are truly endless.
